Houseline began as a small carpentry crew building lake cabins. Today we are a full-cycle housing studio: architects, engineers, builders and interior designers under one roof. Our mission is simple — make a great home predictable: fixed price, fixed timeline, documented quality.

Questions? Answered
Do you work with our plot and existing project?
Yes. We audit your plot (access, soil, utilities, zoning) for free and adapt any concept — ours or yours — to regulations and sun orientation. If your design isn’t buildable efficiently, we’ll tell you straight.
Is the price really fixed?
Yes. After design we lock materials, systems and finishes in an annex. Changes you request later are priced openly, but we never “discover” extra foundation or roofing costs mid-way.
How energy-efficient are Houseline homes?
Standard is A/A+: 0.15–0.18 U walls, triple glazing, MVHR with 92% recovery, air-source heat pump. Typical heating for 150 m² is $45–70/month.
Can we visit a finished home?
Absolutely. Every month we run open-house Saturdays in 3–4 lived-in homes. You can touch walls, open windows, ask owners anything.
Do you do mortgages and paperwork?
We prepare bank-ready budgets, stage certificates and insurance docs. Our admin team files permits, grid connections and final registration.
